EOI - Development Opportunities - Dungog Shire Council Land

Dungog Shire Council (DSC) is currently seeking Expressions of Interest relating to the development of several DSC owned land parcels within the Shire.

Council is seeking proposals that deliver genuine value to the community, and submissions that identify potential opportunities for ongoing revenue generation for Council will be highly desirable.

Council has recently completed a comprehensive suite of strategic planning work, including the draft Dungog Structure Plan, draft Local Housing Strategy and a wider suite of strategies under the draft Housing and Infrastructure Master Plan, prepared with funding support from the Commonwealth Government’s Housing Support Program, Stream 1. These documents articulate Council’s long-term vision for growth, housing diversity, employment, infrastructure coordination and place outcomes across the Shire and are intended to provide strategic context to inform proposals.

Proposals may include a range of opportunities (including residential, industrial and/or commercial, depending on the site), provided they are consistent with relevant planning requirements.  Council encourages proponents to consider how proposals align with, or positively contribute to, the objectives and directions identified in Council’s strategic planning framework, while also bringing forward innovative or alternative approaches that respond to site conditions and market demand.

Where a proposal demonstrates strong strategic merit and clear community benefit, Council may consider appropriate planning pathways to facilitate delivery, including a planning proposal to amend the Local Environmental Plan, subject to Council and State agency assessment processes and the availability of funding and resourcing.

Available land parcels include:

  • (South of) Melbee Circuit, Dungog - approximately 18ha (R1, R5)
  • Crolls Mill Lane - approximately 4050m² (MU1)
  • 41 Common Road, Dungog - approximately 8600m² (RU1)
  • 138 Abelard St, Dungog - approximately 2.3ha (RU1, R1)

Interest in these sites should be registered or listed separately in any written response. Interested parties are not limited on the number of sites they seek to engage.
